HURRICANE PLANNING & PREPARATION GUIDE – Condo Owners  

Pre-Storm Readiness: 

  1. Read and understand your insurance policies on how to file a claim 
  1. Know the prescribed safe routes inland 
  1. Know which over-the-air stations (TV and Radio) are monitoring local news 

Internet and cell service will NOT be reliable once the storm arrives 

  1. Inventory your condo – video if possible 

Write down and preserve serial numbers for appliances, computers, etc. 

Be sure to save this data off premises 

  1. Always keep all legal documents such as registrations, insurance policies, rental agreements, deeds, passports, etc. in a portable water tight container. 
  1. Create an easy to access First Aid kit  
  1. Have fresh batteries, portable radio and flashlights, etc. 
  1. Have all medications gathered for easy collection and transport 
  1. Be sure Management Services has all contact information up to date 
  1. Be certain Management Services has any lock codes 

All keyed locks must allow our master keys to open 

  1. Heed the advice of the local & state authorities in terms of any evacuation policy and recommendations

The following guidelines and actions are strongly recommended for condo owners and residents once the National Weather Service has predicted landfall of a named storm, hurricane or other emergency within 72 hours (3 days.)  Know that high winds and rain will arrive well ahead of landfall. 

Protect Your Property: 

  1. Ensure renters are aware, they MUST vacate once the storm is nearby. 
  1. Move ALL furniture, rugs, loose items from the balcony into your condo 
  1. Remove patio screens and place inside the condo 
  1. Remove ALL perishable contents from refrigerators & freezers 

Empty the ice maker and disable it if possible 

  1. Remove ALL trash from the unit and dispose of it in our dumpsters 
  1. Turn off the main water supply to the unit 
  1. Turn OFF hot water heater breaker 
  1. Do leave the AC on and ceiling fans running 
  1. Lock all patio doors 
  1. Close and lock all walkway side windows 
  1. You may consider taping patio doors and windows.  2” painter’s tape will come off easily. 
  1. Leave the storm door UNLOCKED – BE CERTAIN IT IS SECURELY LATCHED 

NOTE: Management Services personnel will NOT remain on the property.  They will leave as their personal needs dictate to focus on their homes and families.  Management Services personnel are NOT responsible for securing or helping to evacuate your condo.  If personnel are here, and have time to help out in a situation, the fee for their services is $500 per activity.  This will be direct billed to the property owner. 

Should I Stay? 

Understanding the risk can make this decision much easier to consider.  Understand – evacuations are meant to protect lives.  The fact we live in a concrete structure that has survived numerous hurricanes may offer a false sense of security.  Consider the facts below; all actual events in our recent past: 

  1. Once an evacuation order is issued, those who remain are ENTIRELY ON THEIR OWN.  Emergency services will only begin their work when their resources return and debris can be cleared. 
  1. You will lose power – in Florence the power was off for 8 days. This means: 

No AC, no fans to move air, no power to run appliances, lights or outlets. 

  1. Our on-site generator runs only the Phase 1 elevator, the Club House lights/outlets and our Fire Suppression Pump 
  1. Once Carteret County declares the bridges to Radio Island unsafe, they will both be restricted to no inbound traffic.  Persons leaving (evacuating) at this late date may be allowed to leave at their very own risk.   
  1. There will be no responses to 911 calls 
  1. Should you need emergency assistance, help will only come after the storm winds have passed and only then 
  1. The Club House is NOT a refuge.  The large windows make this a very bad choice to weather a storm. The Club House will be locked. 
  1. There will be flooding – vehicles on the island flooded during a storm are likely to be disabled and will not run after submersion 
  1. As noted above, there will be NO staff remaining.  They all have families to tend to. 

After the Storm: 

  1. Management Services & resident volunteers will form a Hurricane Committee to assess the damage / monitor events post storm.
